The Busov Hill Complex construction is carried out under the License dated July 25, 2016 issued by the Order № 27-L of State Architectural and Construction Inspectorate and the Resolution № ІУ 115150760137 dated March 17, 2015 issued by the State Architectural and Construction Inspectorate for the performance of the construction works. Busov Hill Complex is being constructed is the property of the Developer.

The apartments are purchased through the most legitimate and transparent mechanism – the Construction Financing Fund ‘A’. The investors' funds are transferred to the account of the Finance Company funding the construction in stages and representing the interests of the investors in their relations with the Developer. The Finance Company is accountable to the Government body – the State Commission for Regulation of Financial Services Markets of Ukraine, and undergoes independent financial audits every year. 

The Busov Hill apartments may be purchased by both residents and non-residents of Ukraine. Foreign citizens are rendered qualified legal and financial advice.

After commissioning and full payment of the apartment price, the Developer, at its expense, prepares and provides the investor’s Title to the apartment, the technical passport and the extract from the Unified State Register of Rights to Real Property.

    The Finance Company Zhitloinvest carries out property sales through the Construction Financing Fund. The Company's registered capital is UAH 25 million. The Company manages the investors’ funds and provides investments, as well as monitors the effective use of the apartment buyers’ funds, assisted by the State Commission for Regulation of Financial Services Markets of Ukraine.

    The Company operates under the Certificate series ФК No. 600 dated July 14, 2015 issued by the State Commission for Regulation of Financial Services Markets of Ukraine and the Order No. 1 680 dated July 14, 2015 on the issuance of the License to carry out fund raising activities to fund construction projects.

    The Busov Hill Complex construction is funded through the PJSC JSB Ukrgasbank

    PJSC JSB Ukrgasbank is a financial institution founded in 1993, with a state share of 94.9% in the capital. The Bank ranges among the 1st group of Ukrainian banks according to the NBU classification, and No.15 by assets.

    As the Project Member, the Bank accumulates the investors’ funds and monitors the effective use of the funds through the Construction Financing Fund.

How to buy an apartment in Busov Hill

Depending on the terms of payment, there are several options for buying apartments and commercial real estate in Busov Hill:

  • 100% payment. The buyer pays the entire cost of the apartment within 3 banking days from the date of signing the contract. With 100% payment discounts are provided, according to the current loyalty programs of the sales office.
  • Installments from the builder. The minimum amount for the first payment is 30% of the cost of the apartment which is paid within 3 banking days from the date of signing the contract. The rest of the amount is paid monthly in equal installments, with the last payment to be made no later than 30 days before the date of commissioning - June 29, 2017. Installments from the developer is interest-free, and the cost of the apartment is fixed.
  •  Purchase on credit. The apartments in Busov Hill can be purchased on credit, using the program for the clients of the complex from PJSC AB "Ukrgasbank". The loan is granted in UAH, for a period of up to 20 years. The amount of the minimum contribution by the buyer's own means is 30% of the value of the apartment. Buying an apartment on credit provides the right to use the loyalty programs provided for 100% of the payment.

 To purchase an apartment, the Agreement on participation in the Construction Financing Fund is signed. Necessary documents for signing the Agreement (for Ukrainian citizens): internal passport and identification code. For non-residents international passport is needed as well as having a special bank account for investments in Ukraine. Note! Acquisition of an apartment in a new building before commissioning is an investment and, as a consequence, does not require additional tax payments. In addition to the cost of the apartment, only the commission of the financial company - the Manager of the Construction Financing Fund (0.5% of the transaction amount) is paid.

 Registration of documents for ownership of the apartment is made by the Developer at his own expense.

How to buy an apartment in Pechersk at a profit?

Investing in a house under construction has a number of significant advantages. The first advantage is the cost. It is not a secret that the cost of an apartment in Pechersk will be much higher in a commissioned house than in a house under construction. Remaining the most expensive in Kyiv, an apartment in Pechersk is a good investment. The annual cost increase ranges from 20% to 60%, depending on the apartment class and exclusivity.

In addition, wishing to buy an apartment in Pechersk in a new building with documents, you will face the quite high tax rates. Despite the fact that the seller will pay the major part of the taxes, in fact, these costs are included in the apartment cost, and thus the buyer will incur the cost in total.

At the same time, if you buy an apartment in Pechersk in the constructed Busov Hill Residential Complex, the Developer will issue a free Title Deed for the investor and the purchase of an apartment through the Construction Financing Fund will grant relief from paying the taxes.

Another important argument to buy an apartment in Pechersk in the constructed Busov Hill Residential Complex is the opportunity to perform and legalize alterations to your apartment before commissioning, and without wasting your time and money for bureaucratic procedures.

Of course, before purchasing an apartment in Pechersk, you must thoroughly check all the Developer’s permits for construction. It is also important to examine the lawfulness of the mechanism of investing in an apartment in Pechersk.
